The Action: Just steps from the historic Distillery District and West Don Lands, across from Jamie Kennedy's popular Gilead Café, this three-storey townhouse was staged by the seller and agent before it appeared on the market in April. Among a crowd of about a dozen buyers, one jumped at the chance to buy it after passing up another unit in the complex last year.

What They Got: About four years ago, eight modern townhomes were designed with brick exteriors and customized interiors, including this end-unit with varying ceiling heights, expansive windows and a double garage.

Upon entering, there is a sleek white Italian kitchen with an island, stone counters and European appliances, as well as glass railings for clear sightlines into an elevated living and dining area with wide plank hardwood floors and a gas fireplace.

Two bedrooms occupy the second floor, including one housing the largest of three bathrooms, and a third bedroom completes the basement. A den with a built-in bar and access to a private outdoor space occupies the top floor.

The Agent's Take: "It was a modern, contemporary townhouse and that style of housing is still not common in the city," says agent Robin Pope, who also marketed the infill project pre-construction. "There's a lovely roof terrace and green roof, but there's no yard, so there's not a lot of maintenance. It's as condo-like as you can get, but still be in a house."

This unit also had some features unlike others in the complex. "It was 23 feet wide, which is very wide for a house," adds Mr. Pope, who estimates other units are 15 feet wide. "The entrance was at street level, whereas others you have to walk up six or seven steps to the front door. And one feature it had that all the others don't have, is a double car garage."
