THE ACTION: This renovated residence largely appealed to sophisticated condo dwellers looking to upgrade to a larger property and homeowners wanting to downsizing from one. So after two public open houses and just 20 private showings, two rival offers were made and the property sold in a week.

WHAT THEY GOT: On a short residential street in the Upper Beach, several detached houses overlook a ravine across the road, including this two-storey property on a 25- by 100-foot lot with its own private green space, patio and garage in a fenced backyard.

The interior was completely gutted and redone with new plumbing, heating and cooling systems, as well as Jatoba hardwood floors and pot lights everywhere from three bedrooms upstairs to the main floor dining room and galley kitchen, which both have walkouts to a deck.

A wood burning fireplace is featured in the living room, while a gas fireplace heats the family room in the basement, which was dug out to create more headroom and contains one of two full bathrooms.

THE AGENT’S TAKE: “It was probably built in the 1940s, but it was completely renovated with permits less than seven years ago…. so it was like a brand new house,” says agent Linda Ing-Gilbert. “The house was situated across from a ravine and walking distance to parks, schools and rec centres.”
