LISTING AGENT Boris Kholodov, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The action: In the three-year-old Vu high-rise kitty-corner to St. James Cathedral and Park, this two-bedroom suite had about 30 showings and a strong offer within two months.

What they got: This nearly 830-square-foot unit on the fourth floor of a condominium complex occupying an entire city block exudes modernity with 10-foot ceilings, full-height windows and hardwood floors in an open living and dining area with sliding balcony doors.

Off the foyer, there is a kitchen with an island and appliances along one wall, as well as a five-piece bathroom with laundry facilities and a second entry point into a master suite with sliding bedroom doors.

The unit comes with parking and monthly fees of $444 for water and heating, concierge, fitness and party rooms.

The agent's take: "It is close to the Financial District, the St. Lawrence Market and other desirable amenities," says agent Boris Kholodov. "People like this building because it offers a balance between the amount of services and facilities available to condo owners and a relatively affordable level of maintenance fees compared to other buildings in the same location."

Though this unit is on a lower level, other features compensated for that. "It overlooks the façade of a historic building across the street, so the view was quite pleasant," Mr. Kholodov adds.
