LISTING AGENT Laura Golbeck, Royal LePage Estate Realty

The Action: In the Wallace Emerson community, detached homes on quiet side streets can fetch up to $1.1-million, while semi-detached homes range between $400,000 and $800,000. The mid-$500,000 price for this semi-detached duplex near Dufferin station pulled in 30 visitors in record time and an offer before the open house was hosted.

What They Got: This more than 50-year-old, brick house provides 1,500 square feet of living space on a 14-by-120-foot lot, plus a lower-level bachelor suite with front and side entries, full bathroom and kitchen.

The owner's suite contains three bedrooms, including one with an adjacent office, two full bathrooms, open principal rooms and a renovated kitchen with a walkout to a mudroom and outdoor space.

The Agent's Take: "The home itself features a beautiful, private landscaped backyard, open-concept living/dining area, and a great front porch from which you can watch the hustle and bustle of the city," agent Laura Golbeck said. "Another major draw was the basement apartment with separate entrances and its own ensuite laundry, which offered the potential for a rental income to help pay the mortgage."

Not even the lack of parking deterred buyers. "This is a fantastic semi which received a lot of interest … partly due to its close proximity to the Bloor subway line and being steps from parks, schools, shopping, restaurants, and much more that the downtown area has to offer," Ms. Golbeck added.

"To get something for mid $500,000 that close to the subway and downtown is fantastic."
