Early bid short-circuits East York home’s open house

The Action: With fewer East York properties selling in bidding wars at the height of summer, offers could be presented at any time for this six-year-old residence. That move prompted one of the first 20 visitors to present an offer just before a scheduled open house on the weekend.

What They Got: A bungalow on a 25-by-125-foot lot was redeveloped with this 1,800-square-foot house with four bedrooms, four bathrooms and open entertaining areas with pot lights, as well as a handy laundry room upstairs, central vacuum system and custom shed and garage off a mutual driveway.

Nine-foot coffered ceilings and hardwood floors laid on a diagonal add grandeur to the fireside living room off the foyer. The rear cooking and dining area is outfitted with a granite-topped island, pantry, stainless steel appliances and French doors to a tiered deck.

The sleeping quarters include a master suite with his-and-her closets and a sky-lit bathroom upstairs and a guest bedroom off the lower-level recreation room.

The Agent's Take: "It was well cared for and a brand new renovation six years ago," agent Mary Jo Vradis said. "It has a great use of space and great finishes, so it wasn't your typical cookie-cutter builder."

Buyers were also enamoured by various kid-friendly components. "Woodbine Heights is a great up-and-coming location for young families because of its proximity to everything – downtown, the Danforth and the trails," Ms. Vradis added. "Usually, [homes] there are three bedrooms, so you don't typically find a four-bedroom house on a non-busy street for that price."
