The Action: In the Lambton-Baby Point community, there are a handful of homes on the south side of a crescent abutting Magwood Park on the Humber River. Turnover is low, so this brick-and-stone residence with a built-in garage had two open houses with 40 parties steering their way through each day. Two visitors couldn’t wait for the offer night, so the sellers accepted a pre-emptive offer $201,000 over the list price.

What They Got: On an irregular lot 57 feet wide, this 67-year-old house was outfitted with traditional details, such as hardwood floors and leaded glass windows. It was expanded by the seller into a 2,800-square-foot space and modernized in areas such as the kitchen, with stainless steel appliances, an island and built-in window seating.

There is a fireside living room, a formal dining room, a family room addition and a joint solarium and office, plus a lower-level recreation room with above grade windows and a fireside guest suite.

The house has three bathrooms and three second-floor bedrooms, including a master suite with a sitting area and cathedral ceilings.

The Agent’s Take: “It’s quite a unique property in its setting and the home itself is very unique,” agent Nutan Brown said. “It’s on a street with maybe five houses, so it’s very private and they don’t come up [for sale] very often.”

As for the house, it was free of work, ideal for families. “The home itself and the grounds are pristine – every nook of the house was updated or maintained really well and it had a fabulous three-storey addition to the side,” Ms. Brown said.

“[Plus] many of the homes in the area don’t even have fences because the children all go from one yard to another like it’s a giant playground.”
