The Action: Just down the street from Sorauren Park in Roncesvalles, this detached, 21/2-storey house hosted several dozen guests via private showings and an agents-only open house when inventory was low in May.

Offers were slated for review after two weekend open houses, but before the day’s end, the sellers accepted one of two bully offers, a dollar short of $1-million.

What They Got: Since the 1970s, the same family resided in this century-old, brick house with 1,772-square-feet of living space, a private garden and a double garage off the lane behind the 25-by-127-foot lot.

The layout is traditional with formal living and dining areas, a separate eat-in kitchen with a rear mudroom and a recreation room in the 662-square-foot basement.

For privacy, there are two bathrooms and five bedrooms on the second and third floors.

The Agent’s Take: “We expected there would be a lot of activity because it’s a spectacular home on one of the prime streets in Roncesvalles,” says agent Kevin Crigger.

“In Roncesvalles, there are a lot of rowhouses on 15- or 16-foot lots, so 25 is a nice size and it felt quite larger.”

The condition of this property was also highly admirable. “It had great lofty ceiling heights on the main floor and good room proportions, so it was a nice 2 1/2-storey family home,” Mr. Crigger states.

“It’s been really well cared for and cosmetically it was a great opportunity for someone to personalize.”
