LISTING AGENT Heather Lemieux, Royal LePage Connect Realty

The Action: Just east of Meadowvale Public School next to Lavery Trail Park on the edge of the Highland Creek community, this two-storey house was one of several detached properties available during the winter season. It took about two months' worth of showings, agents and public open houses to reel in a solid offer.

What They Got: This over 20-year-old, brick house on a 40-by 100-foot lot exudes classic style with hardwood floors and crown mouldings in the living and dining rooms, and laminate flooring in the fireside family room and four bedrooms, including a master suite with a walk-in closet and one of four bathrooms.

The sellers converted the laundry room into a mudroom off the double garage and revamped the eat-in kitchen with ceramic finishes and a walkout to a wide deck and fenced yard, while the basement was refinished by another owner with a carpeted bedroom and recreation room with a dry bar.

The Agent's Take: "It's right at Meadowvale [Road] and [Highway] 401 basically, so there's very easy access to the 401 which is a big plus," says agent Heather Lemieux. "And the nice thing was that it did back onto the school yard … so you saw green when you looked out."

The spotless interiors also won over buyers. "It was a very clean house and there were some updates done to it," says Ms. Lemieux, pointing to the swapping out of the laundry space into storage as an example. "They made that into a huge closet and mudroom, so for them, that was very handy."
