LISTING AGENT JoAnne Gludish, Royal LePage Real Estate Services Ltd.

The Action: In the early weeks of March, the Fountains of Edenbridge had a couple of units for sale. More buyers channelled their attention to this two-bedroom plus den corner suite once another unit was sold, so it scored about a dozen showings and an offer before the end of the month.

What They Got: This roughly eight-year-old suite has a split bedroom plan with bedrooms separated by an eat-in kitchen with ceramic floors, an open den and entertaining area with hardwood floors and balcony doors.

Supporting elements include two full bathrooms and laundry facilities, plus a locker and two parking spots.

Monthly fees of $827 cover utilities, 24-hour concierge and recreational amenities, such as a gym, hot tub and pool.

The Agent's Take: "A lot of the buildings in the immediate area are considerably older, so this one would appeal to someone who wants a newer building and not have to put a lot of money into upgrades," says agent JoAnne Gludish.

"It was extremely clean and very well kept, and it wasn't staged, but it presented very nicely."

This unit also feels more open and airy than others. "It's a large suite for the building," Ms. Gludish notes.

"[Plus] it's a very bright building with lots of light that comes in because there isn't anything around it that would block the light."
