The Action: The Edgehill community near James Garden, between Lambton, Islington and St. George’s golf courses, is established with older homes from the 1930s and new estates upward of $6-million. Negotiating down the price of more upscale properties is common, especially in the summer, so a couple buyers did just that for this contemporary residence with a double garage, which ultimately sold for more than $2.4-million.

What They Got: By 2000, an old 1 1/2-storey residence on a 56-by-149-foot lot was replaced by this two-storey house Colewood Construction erected with more than 4,400 square feet of living space encompassing four bedrooms, five bathrooms and multiple entertaining areas with walkouts to a private patio, in-ground pool and spa tub.

Like the stately brick-and-stone façade, interior appointments are high end, from an eat-in kitchen showcasing oak hardwood floors, a granite-topped island and Sub-Zero and Miele appliances to a master retreat possessing a Juliet balcony, walk-in closet and a five-piece bathroom with steam shower.

Radiating from the central hallway is an office, a dining area and fireside living and family rooms, as well as a grand staircase to the second-floor bedrooms and lower-level guest suite and recreation room with a gas fireplace.

The Agent’s Take: “Edgehill Park is a well-known neighbourhood for its lot sizes, beautiful homes and proximity to James Garden,” agent Tasi Farquhar states. “[This house] was very usable: very family friendly and entertaining friendly.”

The careful crafting of the blueprint and bells and whistles was evident. “The floor plan really flowed well and that makes a difference to a home,” Ms. Farquhar said. “And it was pretty and tastefully finished.”
