LISTING AGENT Heather Lemieux, Royal LePage Connect Realty

The Action: This two-storey house in Scarborough hosted over three dozen private showings, an exclusive event for about 30 agents and a public open house for about 20 groups.

With few comparable properties listed at the same time, there was a bidding war between four buyers on the day offers were reviewed.

What They Got: For more than a decade, various parts of this nearly 30-year-old house were replaced with new components, such as the roof, windows, heating and cooling systems, plus all three bathrooms were remodelled.

Desirable features include a wood burning fireplace and cathedral ceilings in the sky lit family room, as well as marble floors in the kitchen and hardwood flooring in the living room and dining area, which has sliding doors to a sunroom addition with a new door to a deck.

The largest of three bedrooms upstairs contains a walk-in closet and private four-piece bathroom.

For extra space, there is a carpeted recreation room in the basement, which has a separate entrance.

Outdoors, the 29-by-110-foot grounds is pie-shaped allowing for perennial gardens throughout, a spacious fenced-in backyard and a double driveway to the single garage.

The Agent's Take: "There are a lot of homes with electric baseboards and this has forced air gas, so that makes a big difference, and it really was well maintained," agent Heather Lemieux said. "And it was on a large lot, much larger than other lots in the area."

Plus, the family room was another unusual highlight. "As you walk up the [main]stairs you could see into the family room," Ms. Lemieux said. "There are only two [houses]on the street with this same layout, so that made it kind of neat."
