LISTING AGENT Paul Nusca, Royal LePage Real Estate Services Ltd.

The Action: Across the street from Silvercreek Park and down the street from a plaza in Richview Gardens, this detached, four-level back split residence was the object of over a dozen private showings and two busy open houses, which was enough traffic to generate four competing offers.

What They Got: Some time ago, cosmetic changes were made in the three bathrooms, eat-in kitchen and basement recreation room of this 47-year-old brick house, which also had its roofing and major mechanics replaced.

There is a living room and an open dining area on the main floor, which is connected to a lower level featuring a rear bedroom, fireside family room, and a walkout to a private patio and south-facing yard.

The top floor is divided for three bedrooms, including a master suite with a walk-in closet and bathroom.

For easy cleanup and storage, there is a central vacuum system, lower level laundry room and attached double garage on the 53-by-150-foot lot.

The Agent's Take: "It's in an area of central Etobicoke known as Richmond Gardens that has seen huge price growth in the past five years," says agent Paul Nusca. "South of Eglinton has become so expensive that north of Eglinton is picking up some of the slack."

Many buyers also scour the neighbourhood for back splits such as this one to renovate. "They don't tear them down over there," Mr. Nusca says. "It was a well taken care of single-owner house."
