LISTING AGENT JoAnne Gludish, Royal LePage Real Estate Services Ltd.

The Action: This custom-built, three-storey residence listed late last year is one of six homes on a short crescent overlooking the Humber River. While the sellers were vacationing, it was taken off the market, but reposted for the same price after the Family Day weekend. After a few weeks of showings, more than one visitor approached with a written proposal.

What They Got: In 2006, a 40-by-171-foot lot was redeveloped with the over 4,000-square-foot residence, including the basement, exhibiting both Old-World craftsmanship and contemporary luxuries.

The quality of work is evident, starting outside with its stately Georgian-style façade assembled with imported clay brick, interlocking driveway and gated backyard with manicured gardens, a double garage

and covered 230-square-foot terrace with skylights, columns, wrought-iron railings and French doors. Inside, there's a fireside family room and eat-in kitchen.

Maple hardwood floors and pot lights appear everywhere, from the office, fireside living room and dining space to four upper bedrooms, including a master bedroom with a third gas fireplace, walk-in closet, Juliet balcony, the largest of five bathrooms and a leaded glass door reclaimed from the original home.

For the utmost comfort and cleanliness, there is a central vacuum system and second-floor laundry room, plus a lower-level nanny suite with separate side entry, two bedrooms and a recreation area.

The Agent's Take: "The house is exquisite and the attention to detail is huge," says agent JoAnne Gludish. "Often in a house that's brand new, it has that cold new feeling to it. Even though this has every modern amenity to it … by choice of colours, doors, mouldings, wood work and floors, it comes across as a warm home."

Surprisingly, no professional designer or stager was employed indoors or out. "The seller even selected the fresh flowers for every visitor. You could not have improved that house in any way, shape or form," adds Ms. Gludish.

"[In addition], every plant and flower in that garden was hand-selected and thought about before being put in the ground, so the garden becomes a rolling oasis of colour spring, summer and fall."
