DAYS ON THE MARKET Six

CO-OP AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: Almost every day, Nutan Brown searched the Kingsway and Swansea communities for suitable properties near the Bloor subway line for first-time buyers who were stung by losing out in several bidding wars over the span of two years.

As soon as this detached, brick house in the north end of Edenbridge was listed for sale, Ms. Brown – who was vacationing abroad at the time – arranged for her clients to take a tour and draft a bid that surpassed five other offers.

What They Got: A 147-by-75-foot corner lot provides the base for this 11/2 -storey residence containing two bedrooms, five bathrooms, several public and private quarters, plus central vacuum system and security systems and a mudroom with access to an attached garage.

The main floor houses an office, a fireside living room and a dining area with garden access, as well as an open family room and eat-in kitchen with sliding doors to a patio, fenced yard and new cedar shed.

Upstairs, both bedrooms have a walk-in closet and the larger one features a five-piece bathroom.

The basement provides two more bedrooms and a fireside media room, along with a separate entrance.

The Agent's Take: "The area this home is in is very upscale, so it was wonderful [the buyers] were able to get in at that price point because all around them are homes in the two to three-million dollar range," Ms. Brown said.

"It was so beautifully finished inside and the grounds were beautifully landscaped, people were willing to work with the two-bedrooms upstairs and two-bedrooms downstairs floor plan. Typically in that area, four bedrooms on the second floor is the norm."
