The Action: On a short street with about half a dozen homes, this Arts and Crafts residence was booked for agents and public open houses and about 20 private showings this summer. Even with a handful of other properties for sale nearby, this one fielded two strong offers.
What They Got: For 90 years, this 2,047-square-foot structure retained its classic brick façade, wide verandah and oval windows, as well as 10-inch baseboards and mouldings nine feet above in areas like the fireside living room.

The Agent’s Take: “Thirty-four St. Clements Avenue was a lovely, circa 1923, home exuding warmth and character with Arts and Crafts details, high ceilings and original mouldings intact,” agent Sue Mills said. “It’s a slightly different style than what you’d often see in North Toronto. It’s a house more typical in style you’d see in Riverdale or High Park.”
The property’s grand stature and setting also won buyers. “This is 2.5 storeys and in North Toronto homes are mostly two storeys, and this had a very wide lot, which provided a very pretty city garden … and it had a private drive, which is very unusual for the neighbourhood,” adds Ms. Mills, who cites some lots just 30-feet wide.
“It appealed to families with older kids because of … the great access to the subway and shops.”
