The Action: In late fall, one of the newest high-rises in the St. Lawrence Market had a few units of varying sizes for sale, so there was little overlap of visitors to this one-bedroom corner unit, which was purchased within two weeks.
What They Got: A few years ago, Context Developments constructed Market Wharf with hundreds of modern suites, such as this nearly 700-square-foot version with one bedroom, one bathroom and open concept living area with a balcony, dining space and L-shaped cooking quarters with hardwood floors, quartz counters and stainless steel appliances.
Laundry machines, parking, a locker and two bike racks complete the package, along with monthly fees of $365 for water, heating, recreational and social facilities.
The Agent's Take: "When you look at the price, it's almost half a million dollars for a one-bedroom unit, but the view is really what sold this suite," agent Christopher Bibby said.
"The east view was all the way down the Esplanade, so there was no obstruction there and the first building that would come up would be in the Distillery District … and the balcony was east-facing, so you had the lake [view] as well. And the north view was unobstructed because directly in front of you is the St. Lawrence Market."
Various luxuries in and around the suite were also beneficial. "This particular layout doesn't turn over very often, which is always a good sign, and my clients did a substantial amount of updates through the builder to make sure it was at a higher level than most other suites," Mr. Bibby says.
"[Plus] this might be the best building in terms of amenities in the city with the best gym, the yoga studio [which] is incredible, and their common area terrace is incredible."
