The Action: Agent Marni Lokash knew the risk of listing this semi-detached house before the winter holidays when most house hunters have diverted their focus and funds elsewhere. But having little competition on the market worked in the sellers' favour as they were presented two offers after about 80 buyers quickly arranged private tours or attended a public open house.

The Agent's Take: "It showed really well from a marketing point of view and when buyers actually came to see it in person. It was in move-in condition," Ms. Lokash said. "[Plus], it is pretty rare to have a low-maintenance freehold in the area like that."

As expected, this property meets the needs of young buyers who like "being in midtown in proximity to TTC and every convenience," Ms. Lokash said.

"And it's on a main street, which brings the price down a bit. But the house was constructed so well, you don't even notice the noise outside."
