The Action: Several years ago, agent Philip Brown found a family this detached house on a quiet, tree-lined in Mineola. Last year, they sold it to build a custom home next door, but when they saw their old place back on the market six months later, they asked Mr. Brown to help their friends – who resided in a bungalow on an adjacent street – draft a purchase agreement that beat out two rival offers.

The Agent's Take: "Very rarely does a house come up for sale there, so to have the same house come up for sale twice in 12 months is totally unheard of, which is why the [buyers] were so anxious to jump in and grab it," Mr. Brown explains.

"[The buyers] have friends next door and friends across the street. All of their kids have always played together and all the families have communal barbecues together, so this [let them] live beside their best friends on a much quieter street than where they were."

This house was also designed for all ages to indulge in their pastimes. "It's a great house for a family with a couple small kids. These houses have virtually a park in the backyard and this one was special because it had a giant tiered deck that's huge for entertaining," Mr. Brown says.

"They get a house that gives them all the space they want and they have a couple projects they can do over time."
