DAYS ON THE MARKET Four

LISTING AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The action: In a community on the east bank of the Humber River, this detached residence was slated for a week of marketing, but three buyers immediately presented bids before an open house brought in more competitors.

What they got: A 25-by-122-foot lot is largely occupied by a 1940s residence with updated mechanics, one-car parking, a shed and fenced-in yard with southwest exposure.

The interior is largely open with a front dining area and central living room with a gas fireplace, plus an eat-in kitchen with double doors to a covered back porch.

The larger of two bathrooms is upstairs amid a bedroom with a skylight and another with a rear deck.

Hardwood covers the floors above grade, and concrete ground the play and laundry rooms in the basement, which also has a separate side entrance.

The agent's take: "Almost 80 per cent of the homes in the area are semi-detached and they tend to be three bedrooms with possibly another bedroom in the basement," says agent Nutan Brown.

"But this was detached, with perhaps a smaller footprint, but all the rooms were a great size; it was so charmingly finished and it has a great big yard, too."
