The Action: The hunt for an investment property for clients of agent Nutan Brown ended once they attended an open house for this duplex in the Junction Triangle. It was the first and only property they toured, yet they knew their offer had to be strong enough to outshine five rival buyers.

What They Got: At the end of a row of roughly 90-year-old homes, this two-storey residence provides two separate living quarters.

The primary two-level unit contains two main-floor bedrooms, a modern kitchen with ceramic floors and a living room with hardwood floors and patio doors, as well as a lower-level recreation room and guest room with access to one of three bathrooms and a walkout.

There is a garage facing a laneway behind the 14-by-125-foot lot, which is a short walk from schools, parks, Bloor Street businesses and TTC and GO Train stations.

The Agent's Take: "The Junction Triangle area is very desirable right now, so almost every property there is going into multiples," agent Nutan Brown said. "Access to transit is really becoming very important for many of my clients and this particular location is a five-minute walk to the subway."

Plus, the property provided more than the buyers expected. "Many homes there occupied by long-time owners do need a fair bit of renovating, but in this case the renovations were fairly recent, so it's virtually turnkey," Ms. Brown said.

"Most homes don't necessarily come with parking, but this not only has parking but it has an oversized garage."
