The Action: At Quad Lofts in King West, many units have outdoor space, but this one-bedroom-plus-den suite does not, so it lingered a bit on the market as 45 buyers evaluated its merits in person early this year.

The Agent's Take: "The nice thing with this unit is you have floor-to-ceiling windows and a galley kitchen so it kept the living and dining space pretty open," said agent Christopher Bibby. "The sellers did some upgrades, so there were built-ins in the master walk-in closet and new sliding doors to the bedroom, so the unit overall showed well."

The urban setting was another highlight. "It's tucked in off King and Adelaide, so while you're in a busy area, there is a landscaped courtyard with a fountain … so it feels rather tranquil," Mr. Bibby said.

"We did have the view to the east of the entire downtown core."
