The Action: With more buyers seeking out smaller and less expensive units than this two-bedroom-plus-den corner suite at the Residences of Maple Leaf Square, only about a dozen shoppers made their way down for showings. But by chance, the sellers found themselves in negotiations with two buyers simultaneously and sold for $44,000 shy of the list price.

The Agent's Take: "It has unobstructed views of the lake to the south as well as a beautiful view of the CN Tower and city to the west," agent Boris Kholodov says. "And it offers a large corner for the living, dining and open kitchen area for entertaining, so it's a very well laid out unit. And the size is one of the selling features because there still aren't many properties of this size in the downtown area."

Residents also have ample space to unwind in and around the tower. "This building offers very extensive amenities and, of course, while there are many condominium buildings in the downtown area, very few are a short walking distance to King and Bay, and Union station," Mr. Kholodov says.

"The building is popular with people in the sports industry because it provides convenient access to the Air Canada Centre and Rogers Centre etc., and it's also a convenient building because of the LCBO and Longo's downstairs."
