DAYS ON THE MARKET One

LISTING AGENTS Julie Kinnear and Holly Chandler, Royal LePage Real Estate Services Ltd.

The Action: Some staging was done to enhance the appearance of this renovated, 21/2-storey house, which earned such a quick following that only an agents' open house and 10 showings were carried out. One visitor swiftly proposed a $16,000 premium on the list price.

What They Got: A 18-by-100-foot lot is occupied by this century-old house with 2,030 square feet of living space redesigned to unite classic and modern elements, such as hardwood floors and crown mouldings with modern halogen pot lights and a wall-mounted gas fireplace in the open living and dining area.

Communal zones are open concept, from a lower-level recreation area to a combined kitchen and family room with a butcher-block island, granite counters, stainless steel appliances and sliding doors to a tiered deck and stone patio.

There are three bedrooms upstairs, including a second-floor master suite with a walk-in closet and the largest of four bathrooms, as well as a guest bedroom in the 830-square-foot basement.

Like other properties, this one does not have parking, but is steps to streetcars, businesses, Jimmie Simpson Park and a recreation centre on Queen Street East.

The Agent's Take: "It's a great location within walking distance to great shops and restaurants, and it's close to [East] Chinatown and Queen Street East," Ms. Chandler says. "[Plus] it's a pretty historical street."

This house also has the capacity to accommodate large families or frequent entertainers.

"There are lots of skinny row houses, so this was massive and you didn't need to do any renovations, so that was really appealing," Ms. Chandler notes. "It also has four washrooms, which you don't find that often."
