The Action: In the Britain’s Gate complex near Moss Park, this urban townhouse welcomed over a dozen visitors with private showings and a crowd twice the size for the open house. On a pre-determined date mid-March, the better of two offers was not only $6,000 over the list price, but also $100,000 more than the last sale in the complex about a year ago.
What They Got: This 13-year-old condominium community contains a dozen multi-level units with street-level access and private garages.
This end unit is among the largest models – indoors and out – with 1,930 square feet spread across four floors, not including the basement, balconies off two out of three upper bedrooms and a 510-square-foot yard with an octagonal deck, flagstone patio and gas, water and hydro hookups.
The sellers optimized the interior cosmetics and comfort by selecting smooth ceilings, stainless steel appliances and custom oak hardwood and slate floors from the builder, as well as adding soundproofing and updated heating and cooling systems in the past two years.
The public domain consists of a main-floor family room – with front and rear exits and the smallest of three bathrooms – and a second-floor living, dining and cooking area.
Monthly fee towards the self-managed complex is $350.
The Agent’s Take: “[In the complex] the units are quite large. The unit I sold was 1,930 square feet and it’s hard to find that much square footage in the downtown core,” says agent Christopher Kowal.
“There was an attached garage with direct access to the unit, which is a real selling feature because in some complexes the parking garage and your spot is quite far from the stairwell to your unit.”
Furthermore, most adjacent units lack the same luxuries, from its upgrades to its fully fenced garden. “Having private outdoor space in downtown Toronto is absolutely a premium,” Mr. Kowal notes.
“This particular one was also much brighter than some of the other units because being an end unit it had windows on three sides.”
