The action: The seller listed the penthouse briefly in 2010, for $725,000, but took it off the market due to a change of plans. It came back on this year for $699,000 and sold after 33 days for $670,000. Within the first 10 days of showing, listing agent Keith Roy gave five private viewings of the suite. He held two open houses.

What they got: The building is centrally located in the Metrotown burgh of Burnaby, a short walk to the SkyTrain and around the corner from Central Park. The property is a two-level penthouse with a total of 2,500 square feet of space, including an 800-square-foot deck that looks out to Mount Baker and the Fraser Valley. The south end of the unit is all windows, and there are skylights, making the apartment light and bright. It has undergone extensive renovations, with changes to the kitchen, including stainless steel appliances, and high-end touches to the bathroom.

The unit is suitable for a couple or small family, with two bedrooms upstairs, walk-in closet and a spa-like bathroom with multiple shower heads and heated floors. The unit comes with storage and three parking spots. There are no strata fees for the first year.

The agent's take: "The property is a real gem," says Mr. Roy. "We held a penthouse party with wine and cheese and sent personal invitations to all the other owners in the complex." This marketing strategy turned out to be a winning idea. Fifteen owners in the complex attended the event, and one of them bought the unit.
