LISTING AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: As summer opened, Madison Avenue Lofts had a fair number of units for sale, but this two-bedroom model was the only penthouse available. So one of the first three visitors secured it for themselves largely by proposing $15,000 on top of the list price.

What They Got: Hardwood floors are the newest addition to this 855-square-foot loft in a former hydro building refurbished with 111/2-foot ceilings, warehouse-style windows and walkouts to a west-facing, 840-square-foot terrace from the bedrooms and open living and dining area.

Wet stations include laundry facilities and two bathrooms, including one in a master suite with his-and-her closets, plus a U-shaped kitchen with granite counters and stainless steel Fisher & Paykel appliances.

The unit comes with a locker and parking, as well as monthly fees of $530 to pay for 24-hour concierge, gym, party room and rooftop deck.

The Agent's Take: "It's probably the nicest terrace I've seen in that price point … and having a terrace nearly as large as the unit in terms of square footage is pretty amazing," agent Nutan Brown says.

"And it's a panoramic terrace, so you've got views from all sides of the city, especially overlooking Casa Loma, which is spectacular."
