The Action: In May, 2011, this detached residence was listed at $5.698-million and then $4.999-million, but several bids as much as $1-million less were rejected. With market activity on a steady decline, the house was staged and reduced to $4.399-million, which drew out a local buyer who negotiated a deal this summer for $4.28-million.

What They Got: In 2000, Peco Construction redeveloped a double corner lot measuring 66 by 169 feet with a 3,014-square-foot residence, architect David Wong designed with a boat-like structure to incorporate Feng Shui principals, rounded rooms and halls, a rooftop terrace and a double garage.

The entertainment wing consist of a living area with double-height ceilings and a curved wall of windows in one section and a three-sided, gas fireplace shared with the dining room, which has a balcony to one side and a kitchen to the other.

One bedroom and the smallest of four bathrooms are located on the main floor, while three bedrooms are situated above, including a master suite with a Juliet balcony.

The lot's sloping grade allowed for a walkout from the basement, which has family, media and recreation rooms.

The property is a couple blocks from Locarno Beach and Jericho parks on the waterfront, as well as private schools, recreation facilities and shops.

The Agent's Take: "In that general area, anything that is not brand new will be torn down," says agent Lisa Berlin-Sandy. "But it was a unique property in that it was a double lot."

Though this home's unique design didn't suit all buyer's tastes, its surroundings did. "It had multimillion-dollar views," Ms. Berlin-Sandy adds. "This had water, mountain and city views. It was really quite spectacular."
