LISTING AGENT Bill Thom, Re/Max Realtron Realty Inc.

THE ACTION: On a 128-by-150-foot lot behind Pomona Mills Park nearby the Ladies Golf Club of Toronto, this 3,000-square-foot house was viewed by about 15 buyers, including two who made formal offers.

WHAT THEY GOT: A stucco and plaster façade envelopes this 14-year-old house custom built with a contemporary steel staircase, over nine-foot ceilings and maple hardwood floors laid in the two-storey foyer and sunken great room with a fireplace through to an open den, dining area and kitchen with rear walkouts.

Practical conveniences include four bathrooms, including en suites in two of the four bedrooms upstairs, an unfinished basement and ten-car parking, including two in a built-in garage.

THE AGENT'S TAKE: "The house doesn't look its age. It fooled me, I thought it was five or six years old but it was over ten," says agent Bill Thom. "It's unique because everything is open concept when you walk in."

While the lot size is standard for the area, its location is not. "This one backs onto a ravine," adds Mr. Thom, who explains that vacancies only become available "maybe once or twice a year in that stretch."
