LISTING AGENT Cathy Methven, Sutton Group Old Mill Realty Inc.

The Action: With little to choose from in a newly developed area of Milton, extra eyes fell on this townhouse, which banked about 30 showings. Given the positive response, the offer date was moved up, and one potential buyer decided not to bid against six other visitors.

What They Got: In one of many new low-rise subdivisions built around Thompson Road in Milton, this three-year-old community was completed with brick townhouses such as this two-storey model with a basement, attached garage and fenced 18-by-30-foot lot.

The interior features nine-foot ceilings and pot lights in areas including the living room, as well as recently upgraded stainless-steel appliances, marble backsplashes and ceramic floors in the open kitchen and dining area, which also has a walkout to a deck.

There are laundry facilities and three bedrooms upstairs, including a master suite with a walk-in closet and one of three bathrooms.

The Agent's Take: "This home featured three spacious bedrooms, an upstairs laundry, a huge kitchen and dining area – which was originally the great room of the home – a powder room and a finished rec room [which] … many area homes do not offer," says agent Cathy Methven. "A walk-out from the back of the garage is a sought-after feature in townhomes, as gardening can be done by the owner, and allows privacy not otherwise available in joined backyards."

The home's locale was also a key factor shoppers homed in on. "Rapid growth of suburban Milton brought many buyers with young families, drawn to the parks, shops and schools, [which are] all easily walkable," Ms. Methven says.
