Negatives deter potential buyers of High Park home Add to ...

TAXES $5,915 (2012)

LISTING AGENT Bill Mohan, Sutton Group Realty Systems Inc.

The Action: Just a block east from High Park, this detached, three-storey house received 50 open house visitors and nearly 30 members of the public with private showings. Its modestly sized backyard and dated decor put off some buyers, so just one returned with a strong bid on the day offers were reviewed.

What They Got: Stepping into a foyer with rich wood trims, stained glass windows and a rare built-in deacons bench immediately reveals the age of this over century-old brick residence, which still operates smoothly with new wiring, water and gas lines and roofing installed in the last eight years.

There is about 2,500-square-feet of living space, including a fireside living room with pocket doors to a formal dining room with beamed ceilings and wainscoting, as well as an eat-in kitchen with an exit to the 25-by-98-foot lot and detached garage off the laneway.

There are four bedrooms on the second floor, including a master suite with an unused, coal-burning fireplace, and two bedrooms on the third floor.

Additional assets include three bathrooms and a full basement with a separate entrance.

The Agent’s Take: “It was a big, three-storey, six-bedroom house with good sized rooms, a dining room and a nice front room with a bay window,” says agent Bill Mohan. “It has lovely wood features, such as a built-in deacons bench that was really quite cool in the front hall.”
