The Action: The first time the Oulahen family sold this two-bedroom suite in the Aspen Grove complex, the buyers backed out after discovering the no-pet policy. So they listed it a second time and negotiated a deal with another buyer late February.

What They Got: Though this fifth-floor suite is mostly unchanged from when it was built more than three decades ago, it still has modern essentials, such as a ceramic-clad kitchen and laundry room, a carpeted dining area, open living room with a walkout to a balcony and two bedrooms, including one with entry to the smaller of two bathrooms.

Beyond the unit, the owner has a locker and parking, plus access to fitness, party and reading rooms on site and a public library, community centre, park and schools right across the street.

Monthly fees of $721 covers utilities and cable.

The Agent’s Take: “It’s for a buyer on a budget looking for space,” agent Mark Oulahen said. “The newer buildings have dimensions that are two-thirds the size, but here you can fit a full dining table and two beds in the bedrooms. In some buildings, second bedrooms are more like dens.”

Residing in established midrises like this one also has benefits.

“The building itself is very well maintained and managed with very stable and safe maintenance fees,” Mr. Oulahen adds. “[Plus] it’s very close to the Mississauga core.”
