The Action

Within a short distance of Mount Seymour ski hills, Seymour Golf and Country Club and waterfront parks, beaches and marinas, this renovated residence had been listed for more than $2-million without locking in an offer. But another agent – Patricia Houlihan – recommended a price drop to less than $1.8-million, which piqued the curiosity of several buyers, including one wh o drafted a deal after attending an open house.

What They Got

The Agent's Take "A lot of the lots would be 33 by 122 feet," Ms. Houlihan says. "This was a 100-foot wide lot by [nearly] 150 feet deep, so it was a large lot by Vancouver standards, and it had a great ocean view."

This home's unique design and remodel also enamoured many buyers. "The style used to be more West Coast contemporary, but they changed it into something that looked more like an Mediterranean villa, which you'd think would be odd, but it actually worked quite well and was nicely done," the agent says. "The wine cellar and kitchen, for example, are things you just wouldn't find in a house in this price range. You'd normally find them in the $2.5-million to $3-million price range."
