The Action: Less than a five-minute drive from Yorkdale Mall, just a block away from Allen Road and Wilson Avenue, the Gramercy Park complex was recently completed with hundreds of suites. Many original owners were listing their condominiums, so the sellers of this two-bedroom-plus-den suite worked with the first offer presented.

What They Got: An over 1,000-square-foot section of a new mid-rise is occupied by this fourth-floor suite finished with laminate floors, walls of windows and a balcony off the living and dining area.

There is a den and two bedrooms, including one with a walk-in closet and entry to one of two upgraded bathrooms.

Plumbed areas include a laundry closet and kitchen with a granite-topped breakfast bar and stainless-steel appliances.

A locker and parking provide storage for the unit, which has monthly fees of $533 for water and heating, concierge, guest suites, a gym, pool, party room and rooftop garden.

The Agent’s Take: “It’s a new building conveniently located close to highways and Yorkdale, and it’s in an area where there are not many condos,” agent Trevor Freeman said. “It provides a good alternative to people that are looking to get out of bungalows, which is really what dominates that general location.”

Professional staging wasn’t even necessary to show off this suite’s assets. “The unit has a good layout – it’s about 1,000 square feet – it overlooked the courtyard and its more open-concept than other two-plus ones that were available, so it gave you the feel of more space,” Mr. Freeman said.

“[The sellers] upgraded their kitchen, their appliances and their floors and they had a private balcony, whereas some had a shared balcony with a glass division between them.”
