The Action: It took just over one month of market exposure to sell this two-bedroom plus den suite at Millgate Manor community in Etobicoke.

What They Got: Like many units in this 40-year-old high rise complex, this upper suite is ideal for a family or couples who entertain as it has a spacious kitchen, casual and formal dining areas and a living room with new hardwood floors and sliding doors to a 22- by 11-foot balcony with a view toward Lake Ontario.

The Agent’s Take: “Some of the new units in that price range would be 500 or 600 square feet, but this is about 1,100,” says agent Ed Allan. “[Plus]a lot of new condominiums have very small balconies, so this one you could actually sit out on in the summer and enjoy.”

Also unlike newer towers, this one has a roomy garage where this unit has two parking spots. “You can actually fit a full-sized truck there,” says Mr. Allan, who also praises the proximity of attractions for pedestrians.

“It’s very close to a reasonable shopping centre to get your groceries and things … so an older person – if they didn’t have a car – wouldn’t feel trapped.”
