Burnac Group says its latest luxury condominium project offers empty-nesters who want to downsize from large homes in prestigious neighbourhoods like Forest Hill and Rosedale the opportunity to ditch the hassles of home ownership without losing the luxuries of large living spaces and a prime downtown location.

"This project only has ten units – and they're all over 2,000 square feet – so it's like selling ten houses," says Burnac president Ted Burnett. "It's a New York, boutique-style condo for people who really want to have a more intimate lifestyle and want to be able to lock their door and go on vacation."

Since sales begin late last year, three units have been snatched up in the six-storey residence, named 277 Davenport, after its tony addresses on Davenport Avenue, just west of Avenue Road, between the eclectic cafes and bars in the Annex and designer boutiques and upscale bistros of Yorkville.

"If any area is going to demand luxury condo product, that's the area," says Mr. Burnett.

"You have some of the best restaurants in the city within a square kilometre, you're within a ten minute walk to Bloor Street, you're off the busy Avenue Road and all the noise that entails, and you're close to shopping and gyms. It's very sophisticated area."

To complement, yet differentiate the project from the community's historic townhouses and grand brick mansions, Hariri Pontarini Architects devised a contemporary glass, metal and concrete façade that will allow for large blocks of windows and glass balconies arranged like a Mondrian painting.

"This building is pretty much glass at the front and back, so the idea was to get a lot of light into it and make it livable and timeless," Mr. Burnett adds.

Unlike most condominiums, each will occupy at least half of a floor in the building and provide different design elements, from a two-storey principal room to kitchens, bathrooms and walk-in closets with windows. The two-storey penthouse will even offer four outdoor spaces, including a 2,535-square-foot rooftop terrace with a pool.

"The room sizes are very large and the architecture is very open concept with a lot of wall space for art," says Mr. Burnett. "We were aiming this project for people moving [out]from large houses …[but]still want good size living area inside and a good sized living area outside."

Buyers can customize their suites, which will have ten-foot ceilings, sleek gas fireplaces and high-end appointments, such as hardwood, limestone and chiselled basalt finishes, styled by Boychuk + Fuller.

European-style kitchens will feature cantilevered islands, upscale Miele appliances, Poliform or Artcraft cabinetry and Corian counters and backsplashes.

A touch of glamorous will also grace laundry rooms and bathrooms outfitted with tile flooring, semi-freestanding soaker tubs and custom, Corian-topped vanities with Zuchetti fixtures.

Units will include parking, and concierge services will be available.

Construction begins this fall and will end in 2014.
