At a time when many residential developments focus on compact condominiums, Pianosi Development Corp. will dedicate about 60 per cent of its west-end project to two-bedroom suites.

"We were encouraged to build 75 per cent one-bedrooms and 25 per cent two-bedrooms, and we turned that on its head," says Kent Fortune, director of sales and marketing. "We offer primarily larger units because we felt that's what our buyers really wanted, and that has been the case."

Units can be combined, but standard two-bedroom plans in the two-tower project, called Perspective, will have space for laundry rooms with wash basins and an extra-large outdoor space.

"Some terrace units approach 1,000 square feet. Even our average balcony is deeper and wider than the average in the city," says Mr. Fortune, who pegs the norm as shallow as four feet.

"In Phase 1, the balconies are five feet deep and Phase 2 are six feet deep, and they often stretch across the entire unit as opposed to being maybe eight feet wide, so they're often 20 or 24 feet wide."

The natural landscape visible from each suite is also another factor fuelling the sale of more than 70 per cent of the 12- and 19-storey buildings to be completed this year at 25 Fontenay Court, at Scarlett Road, just south of Eglinton Avenue.

"The biggest thing about Perspective is its view, which is the reason for its name," Mr. Fortune states.

"It's in a location that is never going to change. The Humber Valley and Scarlett Woods Golf Course isn't going anywhere, so you've got a view that's gorgeous and free from development for a very long time, to say the least."

The 91- and 199-unit towers will also have easy access to popular attractions, such as James Gardens, Bloor West Village shops and restaurants, plus major highways and Pearson airport.

"We've had a lot of buyers from the local area … who are moving out of their larger homes in the area and settling down into condo life or younger folks looking to move out of their parents' house and into their first home," Mr. Fortune adds.

"There are some older developments in that area, but we are unique to that neighbourhood."

Within the brick, stucco and glass building designed by Turner Fleischer Architects Inc., there will be public retail along Scarlett Road and a private pool, fitness centre and golf simulator, along with party, media and billiards rooms and a rooftop terrace with cabanas, barbecue facilities and outdoor screen on the sixth floor.

Parking and storage will be included with these Bryon Patton and Associates-designed suites with minimum nine-foot ceilings, laminate floors and European-style kitchens with granite or quartz counters, ceramic backsplashes and stainless steel appliances.

Monthly fees will be 51 cents a square foot.
