The latest condominium development by Lamb Development and Niche Development entered the King West market with royal fanfare.

Enthusiastic subjects rushed to the site of King Charlotte and purchased nearly 70 per cent of the 232 suites in the 33-storey tower within two months of opening.

"What's really great about this building and what sets it apart - despite the fact that it has beautiful architecture and is in a great location - is that it's rare that you get a floor plate that breaks into really great floor plans," says Brad Lamb of Lamb Development.

"Unlike most buildings that have dark bedrooms or borrowed light in the bedrooms, this is a building where every suite has windows in the bedrooms."

The infill site at 11 Charlotte St., just north of King Street West, occupies just 5,200 square feet, bound by three lanes and roads.

This allows for wide and shallow plans, such as one-bedroom units 22-feet wide and 25-feet deep, and three-bedroom corner suites 50-feet wide by 20-feet deep.

"They're very bright, well laid out apartments, so that's one of the reasons people like the building a lot," Mr. Lamb says.

This predominantly glass high-rise - reminiscent of stacked boxes of varying shapes and sizes - was designed by architectsAlliance, which has collaborated with Mr. Lamb on several projects, including Theatre Park nearby.

"It's another building by architectsAlliance's Peter Clewes, and I think it's one of his bests," Mr. Lamb says. "It's really clean, simple, modern architecture."

Retail shops will be located at street level, and an entertainment centre with an outdoor pool will be on the 33rd floor.

"The building is catering to the young, hip crowd, so it's got a very cool rooftop pool facing west," Mr. Lamb says. "We could have put penthouses up there, but we decided to give something spectacular to the residents."

Top notch services will include 24-hour concierge in the lobby and a car elevator in a secured garage, where parking will be $39,900.

"It's James Bond living," Mr. Lamb says. "The doors open up and you drive into an elevator that takes you down to your floor."

Residents looking for excitement will be steps from some of the hottest restaurants, bars and clubs on the scene, as well as theatres, galleries and major event venues.

Banks, public transit and a boutique food market are also nearby.

"What I've found in the last five years is that everyone really want to live at King and Spadina," Mr. Lamb says. "It's a fabulous location for housing."

Models range from about 460 to 960 square feet, plus outdoor spaces with a gas hookup.

II by IV Design Associates will oversee the highly styled interiors, which will have nine-foot ceilings, exposed concrete walls and columns, and frosted glass sliding doors, along with engineered wood, ceramic and porcelain tile floors.

Each unit will be equipped with stacked washers and dryers, European-style kitchen cabinetry, stone counters and stainless steel Energy Star appliances.

Monthly fees will be 46 cents a square foot. A storage locker will cost $3,500.

Construction begins next spring for occupancy by February, 2014.
