Often in new developments, the residential suites are ready for occupancy long before any of the recreational attractions are finished in and around the building. But that won't be the case for a 20-storey residence Pemberton Group will complete by fall 2013.

"When people move into Vivid, all the amenities will be in place," says sales representative, Sylvia Valente. "They don't have to wait on them, like so often when people move into a new building; they've got to wait months for the amenities to be completed."

For instance, residents will have immediate access to a theatre, billiards room and party room with a kitchen, bar, dining and lounge areas, as well as a pool and fully equipped gym.

Even a neighbourhood park with a playground, splash pad and gazebo is within steps of the 250-unit tower, which will be the eighth building in a master-planned condominium community just south of Dundas Street, near Bloor Street and Islington Avenue.

"Vivid is the last building going up at Port Royal Place, so people are anxious to buy in because it's their last opportunity," Ms. Valente says.

"It's perfectly situated, just a short walk to Islington subway station, a five-minute drive to the 427 or Gardiner, has easy access to the Queen E and is a 15 minute drive to the airport."

Other local establishments include shops and restaurants in Islington Village, Bloor West Village and Sherway Gardens, in addition to a golf course, recreational facilities and walking trails along Mimico Creek.

Interested buyers can register to preview the collection of suites, which will have 580 to 1,120 square feet of living space with one or two bedrooms, open principal rooms and walkouts to balconies and terraces.

"We've got some of our old favourites at Port Royal, but we also have a lot of new and exciting floor plans," says Ms. Valente, who cites the popularity of a one-bedroom plus den model with over 900 square feet. "Many suites now are tiny, so people are finding it refreshing that there's something they can actually live in and be comfortable in."

Interior appointments will be contemporary with laminate flooring throughout, custom-designed kitchen cabinetry, granite counters, ceramic tile backsplashes and stainless steel appliances, as well as stacked washers and dryers.

"We've got excellent value with a locker and parking included with every suite and really high quality finishes," Ms. Valente adds. "There's no upgrades needed in them."

Monthly fees will be 53 cents a square feet, plus hydro.
