Pianosi Development Corp. has designed an Etobicoke high rise residence that seeks to combine the luxuries of a maintenance-free condominium with the space of a single-family home.

The two-tower community will be composed of one- and two-bedroom units of between 606 and 1,200 square feet.

The project is aimed at empty-nesters who are still looking for a "good, practical layout," says developer Ian Pianosi. "We've had a very strong response from … people that are going to be owner/occupiers from the neighbourhood that are in homes but are looking to downsize."

These suites will not only offer spacious entertaining areas, private balconies and terraces, but also rare creature comforts, such as laundry rooms with full-sized washers, dryers and sinks, and dens placed by the entry foyer or along the windows.

"If they`re enclosed dens, we've done them with glass sliding doors, so you can see through to the natural light and you can convert it to a bedroom," says Mr. Pianosi. "That was another popular feature because some people like second bedrooms, but want they want the second bedroom to be more than just a bedroom."

The varied size and scope of the suites have helped sell half of the 200 units in the first phase of the project, called Perspective, which will house 297 suites between 19 and 12-storey glass towers linked by a five-storey podium at Scarlett Road and Eglinton Avenue, across from Scarlett Mills Park, Scarlett Woods Golf Course and the Humber River.

"What has sold mostly are our bigger floor plans, which we do have an abundance of - like 900 to 1,000 square feet - that's attracted local buyers and move-down empty-nesters," says Mr. Pianosi.

"But another phenomenon that existed is that those people have kids who have moved out, but want to move back into the area, and they're buying our smaller 600 to 700 square foot units."

Some major local attractions include James Gardens, Lambton golf club and popular shops in Bloor West Village, Humbertown Plaza and Sherway Gardens.

The site is also close to Pearson airport, highways 401 and 427 and public transit routes, which will improve with the completion of the Eglinton Crosstown Light Rail Transit system on Eglinton Avenue.

"We have very easy access to the city if you want to go downtown, and you're within a large green space area," says Mr. Pianosi. "We have an extensive park system around us, which is very nice with bike trails and pedestrian trails that connect down to the waterfront and west towards the Niagara region and east into downtown Toronto."

An old plaza on site will be replaced with a new pharmacy, bank and upscale grocer at the building's base, along with a private pool, gym, golf simulator and theatre, and a party room with a bar and billiards table for residents.

On the 6th floor, a rooftop terrace will feature cabanas, dining areas, barbecues and a fireside lounge.

Standard suite finishes will include nine and ten foot ceilings, laminate floors and European kitchen with stainless steel appliances, ceramic tile backsplashes, traditional or contemporary cabinetry and granite or quartz counters.

Units will come with parking and locker, plus monthly fees of about 50 cents per square feet.

Occupancy will be in summer 2014.
