Model homes are often vital to selling buyers on a new development, but Minto Communities hasn't needed one yet for its latest low-rise community in a countryside setting 30 minutes north of Toronto.

The first two blocks of houses released for phase one sold quickly earlier this year. The third block in phase one has prices starting in the low $300,000s for townhouses and mid-$500,000s for detached houses.

"The big new story with Minto's Queen's Landing is it blew the doors off anything any of us expected or have seen before. It's definitely the top-selling community that Minto has had in a while," says Amanda Wilson Watkins, vice-president of marketing and sales.

"There will be subsequent phases to Minto's Queen's Landing, but more than likely after we sell out of the first phase this year, we won't be coming online with anything for a year or so."

The master-planned development will add more than 600 houses, a central park, playground and school to the corner of Concession 2 and Doane Road in Queensville, just a five-minute drive west of the newly extended portion of Highway 404.

"As you move north to Richmond Hill, Newmarket and Aurora, those sorts of place are becoming more developed, and a by-product of that, much more expensive to live," Ms. Wilson Watkins says.

"We were one of the first [projects] in East Gwillimbury, which is growing up and … becoming one of the hot new submarkets in the GTA because it's still affordable."

Buyers can chose from single-family homes on 36- and 43-foot lots, including some backing onto a ravine, and traditional and back-to-back freehold townhouses.

"It's a nice tapestry and mix of different housing types, so it gives a really deep complexion to the community. It's not all just single-family homes, which can be monotonous and homogenous," Ms. Wilson Watkins says.

"The homes in East Gwillimbury to this point have been more traditional, so we're introducing a different flavour."

For instance, RN Design gave the home collection heritage-style façades with Victorian, Craftsman, Georgian and Traditional elements, plus porches and single and double garages.

Inside these two- to five-bedroom plans will be open principal rooms, eat-in kitchens and master bedrooms with ensuites and walk-in closets, as well as family rooms, raised great rooms, dens and serveries in various plans.

Appointments will be contemporary and upscale with nine-foot ceilings, granite counters and marble counters. "These are discerning buyers looking for affordability, but they want to have the little luxuries, like hardwood floors, open-concept floor plans and the ability to upgrade to nicer finish levels," Ms. Wilson Watkins adds.

Furthermore, the houses will meet Energy Star for new homes qualification with high efficiency appliances, heat-recovery ventilation systems and water-efficient features.

First occupants will move in by September, 2016, and can walk a few blocks to established grocers, shops, entertainment, and the Holland Landing Conservation Area or take a 10-minute drive north to Lake Simcoe or south to quaint bakeries, cafés and boutiques in Newmarket's historic main street.
