Daniels' HighPark Condominiums is going to make it easy for buyers to get their daily dose of green.

The infill development will not only overlook treed streets and nearly 400 acres of parkland, but it will also provide community gardening plots and agricultural programs led by local farmers.

"It's an amazing location right across the entrance of High Park – on the north side of Bloor between Pacific [Avenue] and Oakmount [Road] – so the views you're getting from the building are just spectacular and you're steps from Bloor West Village and a block to the High Park and Keele subway stops," says Dominic Tompa, a broker of record for CityLife Realty, which is a wholly owned subsidiary of the developer, Daniels Corp.

"When you're purchasing a home, you're buying bricks and mortar, but you're also buying a lifestyle, so we're trying to enhance that lifestyle for people."

A notable initiative in the 14-storey building will be the partnership with Cutting Veg – an organic farm in Sutton, Ont., – that will assist residents in cultivating their garden plots.

"People who haven't lived in condos before want to get some of the same lifestyle benefits they had in a detached home or what they grew up in, but traditionally can't in a highrise condominium," says Mr. Tompa, who's seen the popularity of gardening plots in Daniels' projects in Regent Park and Mississauga.

"It's wonderful to see them harvest the food and it brings people together when they make meals with it."

Alternatively, a bike-sharing program, bike clinics, tune-ups and planned excursions will encourage residents to explore the area's natural assets.

"We've seen no one else do this, but then again we like to lead when it comes to creating new amenities," says Mr. Tompa.

Other urban attractions in this glass-and-brick building will include retail space to complement shops and restaurants nearby, along with 18,000 square feet of space for a private dog wash station; a second-floor theatre, weight room and climbing wall; and a third-floor cardio studio, yoga areas, party room and terrace.

On the 10th floor, an indoor/outdoor party facility will contain a kitchen, fireside lounges and barbecue area.

"Regardless of where your exposure is for the suite you're purchasing, you're able to use this wonderful outdoor space overlooking the trees in the park," Mr. Tompa adds.

However, most residents will have some form of private outdoor space. "Very few suites have Juliet balconies, but other than that every suite has a balcony," Mr. Tompa explains. "What's unique is some of our incredible-sized terraces that overlook the south, east and west side of the building. There are a few that go up over 600 square feet for the terraces alone."

To move buyers in as soon as the summer of 2015, sales began in September after construction commenced on the mid-rise, which will house 389 suites with studio to three-bedroom plans and 12 two-storey townhouses at street level.

"Across Bloor West Village, there have been other condominiums developed, but being able to be right across from the park like that, the demand has been huge," Mr. Tompa sayas.

"We have a registrant list with almost 5,000 people, which is double what we normally see when we release a condominium."

Standard finishes will include quartz kitchen counters, stainless steel appliances and marble-topped bathroom vanities and porcelain floors.

Monthly fees will be 53 cents per square feet. Parking will be $32,000 and locker $3,500.
