The Agent's Take: "It's a very attractive looking building," says agent Frank Lardi.

"It's in a neighbourhood that's popular today, but still up-and-coming, so there's a lot of room to see growth in equity over time: The Globe and Mail head office is going up very close by and there are several new condo projects going in, including the Canary District."

The developer is also known to favour high-quality form and function as standards. "The layout is very strong and very usable – there's a large living and dining space, which people gravitate towards," Mr. Lardi notes.

"And it has two bathrooms, which is unusual for a one-bedroom plus den, and it has a large balcony with a gas line, which is also unusual in condos since only a select number of buildings in the city offer that."
