The Action: In May, Greencroft Estates had a few townhouses for sale, including this corner unit backing onto the Humber Creek ravine and Alex Marchetti Park. Many of the first dozen visitors were qualified to pay the $488,800 list price, so a handful placed competing bids, but a half-million dollar proposal was triumphant.

What They Got: This 28-year-old townhouse has traditional two-storey frame with a private backyard and a double garage accessible from a fireside recreation room in the basement.

The Agent's Take: "There are some other townhouse [complexes], but this one was very uniquely situated with parks surrounding it," says agent Anne Adams. "[Plus, this unit] had a lovely back garden overlooking a parkette, it was beautiful."

Buyers also valued the recent makeover. "The floors were all beautifully refinished in hardwood, and the other nice feature was the floor plan had been changed and opened up," Ms. Adam notes.

"And they had extended the deck at the back – which was very nice – and on the lower level, an extra deck that opened into the parkettte."
