The Action: Two open houses were co-ordinated on one weekend for this semi-detached house in Little Italy. The property was priced close to market value, but with few alternatives in the area, several buyers proposed paying a premium in fear of losing out to other house hunters.

What They Got: This 80-year-old plus brick house has a front living room with built-in shelving framing a faux fireplace, a rear dining area with hardwood floors and slate flooring in a kitchen with an island and door to a deck, patio and perennial garden with a pergola.

The Agent's Take: "It was literally a stone's throw to College [Street], right in the heart of Little Italy," says agent Lina Risi. "There are great neighbours and it's a stone's throw to a lovely school that a lot of people covet."

This house also offered all the basics buyers need. "What was different about it was it was in move-in condition and it wasn't a large home, but it was just perfect for a couple," Ms. Risi explains. "It was easy to maintain with great front and backyards with perennial gardens."
