The Action: In an area of North York where property prices are steadily rising, this detached bungalow with a private driveway and carport was one of few properties listed under $700,000. As a result, it was courted by a handful of buyers hoping to present the best offer, the best of which was $62,000 more than the list price.

What They Got: Updated windows, mechanics, main floor bath and laundry room and two kitchens with stainless steel appliances gave new life to this 1950s bungalow on a 45-by-120-foot lot.

The primary section of the brick structure features a living room and dining area with crown mouldings and hardwood floors, as well as three bedrooms, including one with sliding doors to a large deck and fenced yard.

The basement apartment contains one bedroom, one bathroom and an open entertaining area.

The Agent's Take: "It's a nice family friendly neighbourhood within proximity to amenities and transport, like the subway and highway," says agent Trevor Freeman. "The lots in the neighbourhood are very big, so you have a lot of land and possibilities for development if you wanted to knock down the house and build something else."

This particular bungalow will likely be saved. "It was a move-in property that offered owners a lot of what they were looking for, and because it had the [rental] income, it made it substantially more affordable," Mr. Freeman adds.

"[The sellers] were smart about their renovations and made separate laundry facilities for the owner and tenants, so the details in the renovation made the difference."
