Mr. Watt encouraged evening showings of the northwest corner unit of the Brava building so as to highlight the sunset and city light views. Most of the people who toured the unit were either first-time buyers or investors, he says. The buyer ended up being an investor who plans to use the condo as a pied-å-terre when in the city.

The Agent’s Take: The most active price range in this market is between $300,000 and $400,000, says Mr. Watt.

“If you are buying in this range, you will find there is no inventory. That’s why we priced it a little higher and we capitalized on selling it at $420,000.”
