LISTING AGENTS Jeff, Mark, Norah and Paul Oulahen, Re/Max Realtron Realty Inc.

The Action: Just a block west of Yonge Street shops and businesses, this one-bedroom suite at Dia Condominiums only needed to open its doors to 10 buyers as one visitor negotiated a price within days.

What They Got: In 2007, TAS DesignBuild completed a multiunit residence with townhouses and suites situated around a courtyard. This 649-square-foot unit is located on the upper floors of the high-rise with nine-foot ceilings, walls of windows and hardwood laminate floors throughout.

The living and dining area is open concept with a walkout to a 58-square-foot balcony with a gas hookup and a U-shaped kitchen with granite counters, ceramic backsplashes and stainless steel appliances.

Enclosed areas include a master suite with a walk-in closet, a laundry closet and a four-piece bathroom with an upgraded vanity with Caesarstone counters and under-mounted sinks.

The unit comes with a locker, parking and monthly fees of $495 to cover the cost of water, 24-hour concierge and on-site gym, party room and guest suites.

The Agent’s Take: “It was really wide rather than being a linear unit, so there’s a lot of glass,” says agent Mark Oulahen. “It’s very bright with a clear east view and a balcony that juts out from the building, so it feels open and airy.”

The building’s clever composition of model types also fascinated buyers.

“It’s a unique building that has won some design awards for being a little different,” Mr. Oulahen notes. “It’s not your average condo.”
