LISTING AGENT Eric Skicki, Kingsway Real Estate Brokerage

The Action: For half of the year, this two-bedroom-plus-den suite in Mississauga went without a viable offer, so it was relisted with another agent – Eric Skicki – who prepped and polished it off with modern decor, which provoked one out of the first dozen visitors to register a proposal immediately.

What They Got: In a roughly five-year-old high-rise within a master-planned development, this 18th-floor suite features south and west-facing, floor-to-ceiling windows in virtually every room, including an eat-in kitchen with stainless steel appliances, granite counters, ceramic floors and a balcony.

The den and living and dining areas are open concept with hardwood floors in contrast to the bedrooms, both with broadloom carpeting. The master contains one of two four-piece bathrooms.

A locker and parking are also tied to the unit, as well as monthly fees of $586 for heating, water and common elements and services.

The Agent's Take: "It's a great unit that has a lot of potential, so it was professionally staged to show buyers just how spacious and functional the unit is," Mr. Skicki says.

"The view is absolutely amazing, looking right onto the lake with a private kitchen and breakfast area."

The amenity package also suited residents of all ages. "Building amenities include a concierge, gym, guest suites, indoor pool, party room/meeting room and visitor parking," Mr. Skicki says. "It's close to Square One and Highway 403, and there's a children's playground at the back of the building, great for families with small children, and nearby are high schools and elementary schools."
