The Action: This detached residence with an attached double garage did not fare well on the market last year. So it was relisted earlier this year with a new agent. An extensive marketing campaign brought in over a dozen serious buyers and a viable bid within less than a week.

What They Got: A 35-by-119-foot, pie-shaped lot at the end of a cul-de-sac in Markham lays the foundations for this two-storey, brick house built in the late 1980s, but updated with a new roof and furnace after 2000.

Several groups can be entertained simultaneously with separate living and dining areas with parquet floors, an eat-in kitchen and fireside family room, both with sliding doors to the deck, patio and private yard, plus a tiled recreation room in the basement.

To maintain cleanliness, there is a main floor laundry room and four bathrooms, including one in the largest of four bedrooms upstairs.

The Agent’s Take: “The house needs some updating, but with that price point, it’s still attractive,” says Mr. Thom. “For the price point for the area … it’s hard to find a detached, two-storey, four-bedroom combo.”

In fact, many buyers were more fixated with its family-friendly location. “It’s on a child-safe cul-de-sac,” Mr. Thom adds. “All the lots are pie-shaped – narrow at the front and wide at the back – so the backyard was pretty good.”
