LISTING AGENT Michael O'Brien, Bosley Real Estate Ltd.

The Action: This detached, two-storey house in Cabbagetown was closely inspected by roughly 20 shoppers with private showings. After some negotiation, the buyer's agent – and sibling – waived his commission, sealing a deal for $750,000 instead of $775,000.

What They Got: For more than six decades, the same family occupied this brick Victorian, which was built on a 27- by 100-foot lot by Samuel Toy – of office supplies company Grand & Toy fame – circa 1885.

The original staircase, trims and mouldings are in need of restoration, as well as the hardwood floors in the living room and four bedrooms amidst the sole bathroom upstairs. Ceramic floors cover the dining room and kitchen, which has garden access. To store large items, there is an unfinished basement with a walkout and two-car parking off a laneway.

The Agent's Take: "It's rare for prime Cabbagetown in that this was a solid brick house and it was rare because it's a detached house with two-car parking," says agent Michael O'Brien. "Most are semis or attached [properties]. Less than 10 per cent are detached."
